Just converted my metal shed into an obsy to house my 12" skywatcher newt. Due to obstructions a roll off roof was not an option. My wife was dead against a dome so it had to be a folding roof and multipurpose (for now

It seals very well the top hinge is just a straight overlap of the tin roof. The bottom one is a 12" wide strip of a thick flexible pond liner that is sealed under the higher edge of the roof but over the bottom edge giving a flexible overlap. The ridge piece has a wide overlap of the same stuff and is just fastened to one side of the roof. When the roof is shut the piece with the ridge is shut last and forms the apex seal. I didn't have the option of a roll off as there are trees too close and it's on the border with my neighbours garden with fence posts really close.
