There was a discussion on this last year - the conclusion mostly seemed to revolve around ensuring the relevant cover as part of your household insurance. You need to check terms carefully (and ask the insurer) as some have different definitions of outbuildings and insured premises. You'll also want to make sure that you have sufficient 'unspecified items' cover to the value of your kit, and specified items (over a certain value) if required by the insurer. In my case I don't have an observatory but still need to make sure I have enough cover for when I take my kit away.
